First time home buyer - mortgage with no traps.?

I would like to get a 30-year fixed with no pre-payment penalty. Can I just say that this is the only type that I am looking for (most basic etc) and that I am gonna have an attorney look at all the paperwork before signing etc... (I really want to get one). Is this gonna save me from the traps etc. Is 5% interest rate realistic with "perfect" credit? Thanks.
